ROOF
CONDITION SURVEYS:
-
Accurate
and thorough condition assessments of all types of roof
assemblies, including assisting the Owner to establish roof
asset management budgets for repairs or replacement. Special
emphasis is placed on options for maintenance type repairs
that will extend the service life of the roofs and postpone
replacement.

Up-to-date
opinions of cost budgets (short term and long term
projected), for recommended repairs or replacement options.
-
Detailed
reports, with digital photographs, describing the reasons
and justification for recommendations. A minimum of three
unbiased options, explaining the advantages and
disadvantages of each option and a detailed opinion of cost
for each option.

Review
of information with your staff to answer all questions and
make any property-specific adjustments and changes before
the information is presented for the approval process.

Web-based
“TraceWorks” project program—roof plan, aerial photo,
current condition report with photographs, copy of the
roofing manufacturer’s guarantee, calendar date to alert
annual inspection date as required by the manufacturer's
guarantee, roof information log covering repair/replacement
history and costs, budget projections for
repair/replacement, and other pertinent documents that
relate to good roof asset management.

ROOF
CONSTRUCTION DOCUMENTS AND BIDDING:

Accurate
construction documents that meet requirements for repair or
replacement—from
simple schematic drawings, details, and guideline
specifications to a complete project manual with contract
documents and a full set of drawings and details, including
the latest energy requirements and applicable life safety
requirements for fire and wind uplift resistance.

Registered
architect seal as required.

Assistance
in the bidding process for invited or negotiated bidding—conducting
pre-bid meeting, evaluating bids, making written
recommendations for an award of the work.

CONSTRUCTION
ADMINISTRATION AND MONITORING:

Review
of required submittals from the successful contractor,
conduct a pre-construction conference, and prepare written
minutes of the meeting.

Construction
monitoring that could range from a few unannounced site
visits to periodic or full-time monitoring. Special emphasis
is placed on compliance with the contract documents and good
and workmanlike application.

Documentation
of roof monitoring with detailed written reports, digital
photographs of the observations, and copies of the
contractor's daily reports.
-
Review
of applications for payment. Inspection for substantial
completion (“punch list”). Coordinatation of final
inspections with the technical representative of the roofing
materials manufacturer who is issuing the long-term
guarantee for the roofing system.

FOLLOW-UP
INSPECTIONS AND ON-CALL CONSULTING:

Periodic
roof inspections as described above (annual or semiannual)
to verify and document compliance with the terms of roofing
manufacturer’s guarantee requirements.

On-call
consulting by phone, office, or site visits to address
miscellaneous roof issues or questions that may arise.
